🏡🗝️🎉 This closing wasn’t for the faint of heart! This process was bumpy and complicated but we did it!!
First, we received an appraisal 20k under the contract price 😳! After reviewing the report, I noticed the appraiser used 3 properties that were not really comparables to our listing! If you know a little bit about refuting an appraisal, you know it is almost impossible to get them to update the value 😞, but with correct data and information with succeeded and the value was adjusted to our purchase price💰!
Second, dealing with a brand new HOA that had just been hired and had no clue about the community and getting them to complete required documents on time! A few trips to their office, multiple phone calls and emails seemed like mission impossible.
But you know what? We closed this deal without delays in 27 days which is great for any financed condo👏💪🙌!!
My point? When you hire a realtor, make sure they have the knowledge and experience to deal with situations like this!! Any transaction can fall through if you don’t have an agent able to work hard and find solutions for unexpected situations.
