I left REMAX two years and not sure there is another crop of agents I would rather sit next to and be in business with than those at REMAX. Agent for agent, it is frankly the best when it comes to quality and the level of competence.

While I think these two entities will operate side by side, having proximity to this level of agent and knowledge will hopefully make us all better in serving our clients.

I tried to quit coffee and almost died! Well, that might be overstating, but it wasn’t fun. In 2019, I got the bright idea to quit coffee. It was the last addictive substance in my life. While not a huge hindrance, I just drank too much and it wasn’t adding to my productivity like coffee claims. I read a bunch of articles about quitting, watched some YouTube videos, and thought I was set. This would be hard. It would take days, but many people said it would be worth it to be free from caffeine addiction.

I decided (as most do) to attempt this feat on a Monday. FYI, I drank more coffee that Sunday before than I had in almost my entire life. LOL. Here is a rundown of that day:

6am: I was fine. Missed the habit of coffee but didn’t have any withdrawal symptoms.

8am: Started to feel “off.” No real side effects but definitely not myself.

10am: This was getting hard. Headache in both the center front and back left of my skull. Was starting to feel my pulse through my head.

12pm: Lunchtime. Told my family about what I was doing. They quickly dismissed me as crazy and that this whole exercise was pointless. Brain fog + headache were firmly entrenched.

2pm: On a call with a realtor colleague and negotiating a deal. Making my client’s case about a roof and was going on for 30-45 seconds only to have her say, “Seth, are you ok?” My brain fog had morphed to cognitive decline. I told her I would call her back. LOL.

2:15pm: Spoke to a high school friend who after a short period asked the same thing. “Yo, are you feeling alright?”

2:30pm: That was it. I fired up the Keurig. Shortly after I sipped those first drops of coffee, EVERYTHING NORMALIZED. I felt fine in like 15 minutes. If that isn’t a physical addiction, I don’t know what is.

That evening I relented to my wife this is the one thing that I will remain addicted to. Which is ok. I love coffee. Have you ever tried to quit caffeine? Were you successful? If so, was it hard? Or did you fail miserably like me? LOL.

As many of you know, I love to read.

Lots of authors out there who talk about the subject of motivation.

There are a ton of hacks, solutions, tricks and exercises that these authors swear by.

In all of my readings and research I have found that taking action is the only real way I can create motivation.

We humans are adaptable organisms… the minute we take action is when we give our body and brain no choice and it starts to fall in line with what we want.

Sure, you can sit in a lotus position for an hour every morning divining inspiration and pour yourself a cup of tea for an extra boost… But in the end, that is not where motivation comes from.

These things aren’t powerful enough on their own to overcome your brain’s desire for comfort (which is usually the issue in the first place)

I recently met with my team to go over our goals: Professional, Familial, Personal, and Financial.

In nearly every instance, coming up with the goal wasn’t really an issue for us. Neither were the first three steps to get us working toward that goal.

The issue was that we were AVOIDING action.

It didn’t matter whether it was about our exercise routines, setting money aside for taxes or booking that dream vacation. After all, we all know what we want since we talk about it all the time. I try to bring a whole life approach to my team since these gardens of life are connected (familial, financial, etc)

This reminds me a lot of my real estate clients to be honest. They have goals. They have things they want to do. They’ve made promises to their spouses. To their kids. To themselves.

In many cases, they know what needs to be done. It’s the action part that is missing just like any other goal.

The best part: you’re not alone in real estate process.

Take the Vacations

The travel industry is huge business. Regular travel has become a standard and an expectation of the American consumer.

Meaning Amercians believe they deserve 1-2 vacations a year.

But what is a vacation? What does it accomplish? Why do we want them so badly?

The reasons vary:

For some the reason is for pure relaxation. To get away from their daily lives and “recharge”.

Others, it is a sense of accomplishment and checking off their bucket list. It isn’t just about getting away, but the trip represents a victory in the game of life.

A close cousin to this reason is those who want it to impress others. They love putting it all over IG and while it isn’t quite that deliberate, that is the mindset (Look at me and how happy/successful we are).

Many of us hate these people. LOL

Maybe it is about showing your children and family the world and what else is out there. An opening of their eyes to culture, acceptance and philosophy.

I heard someone say once that you don’t buy a vacation, you buy memories. The flight, the Ubers, the hotels are simply a means to an end. A vacation or a trip is simpy buying access to other experiences for you and your loved ones.

I like that thinking. And I agree with it.

If you have the means to go on trips… don’t wait. We’ve all seen the meme online of the retired couple in Venice asleep in the boat. The idea here is they waited their whole lives to see something they were too tired to enjoy.

As always, I encourage financial prudence, but if you have the means to take these trips while you and are family are young… you will find that you can continue to extract value from these experiences in the form of memories for years to come.

These piles of stuff are killing you!

Organizational hacks. Tiktok. Totes. Crates. Shelving. Decluttering. Minimizing.

It seems once you’ve “organized”, things just keep creeping back in. The piles start to stack. Clutter re-merges. The house is beginning to revert back to its messy baseline.

When you first moved in, it was going to be SOOOO organized. You had a plan and it was even going to be potentially enjoyable. But life happened and stuff accumulated. Then some more.

As realtors, we talk a lot about house and how they affect the family. It is scientifically proven that a cluttered environment leads to anxiety and stress.

We Americans do LOVE our stuff. But it is slowly making us unhappy.

I try to keep my home tidy, but even when my office desk is covered in stuff I have to clear it off to get refocused.

I’m not sure how, but it’s like our possessions zap our mental health.

Some of our clients have actually moved due to the fact that they have run out of space (upsizers). No amount of trips to the Container Store can help their situation. They have kids, pets, spouses and all their stuff to contend with.

Does stuff stress you out? It affects people more than others.

This isn’t just a house in Berwyn. Wait til you hear this one…

Blythe was living in Roxborough and came to me by referral (as most clients do). Single mom with a big dog, she was looking to relocate.

She was clear from the start: “I do not HAVE to move and am looking for something specific”

I got the message loud and clear. Wasn’t an issue either since Blythe is a “dream client”.

Agreeable, smart, decisive.

As our search started, we gravitated toward the Main Line.

We saw two or three houses with no luck and then I got a text: “Hey, I know this house isn’t really in our search area, but I think I’d like to see it. It was my grandparent's home.”

Now, some of you don’t know, but I often take my clients back through their childhood homes if they hit the market. It is something I frankly enjoy doing and recently did it for a past client in Merion.

But once I met her at the house, I realized this one was different. The backstory is that she had helped her family sell the house after her grandmother had to enter assisted living.

And now Blythe was seriously considering BUYING it back!

As she explored it, she talked all about the memories of the home and how the current owners had kept some of the really cool features.

As we finished up, we were talking about how the home was perfect for her daughter and dog. (This yard is sweet).

Once we were done, we were talking offers.

We deployed our proven strategy with our posse of pros, engaged the seller and secured the property in a bidding war without even being the highest offer.

This is by far one of the coolest backstories to a real estate deal in my career and I tell my other clients about it all of the time. The universe is weird and awesome sometimes.

Congrats dude. You’re truly home!
