Think the market is slowing down? Take a look at Atlantic Highlands.

There are 25 homes pending in the area right now. That’s a lot of “Sorry, it’s already under contract.”

Buyers are still making moves, and Monmouth County remains one of the hottest markets around. If you’re looking to buy, be ready when the right home hits. If you’re thinking of selling, message me and let’s talk.

Fear alert, fear alert!

I don’t know about you, but my news feed is full of headlines warning about a coming real estate crash: “More buyers than sellers!” “Home purchases are falling!” “Foreclosures are rising!” And now, “Price cuts are coming!”

Listen, there’s not a crash coming. Many markets on the East Coast—including New Jersey—and parts of the West Coast remain resilient. Sure, there’s an inventory problem, and conditions vary by location, but that doesn’t mean the housing market is about to crash.

Before you make a big decision, look at the local numbers. If you’re wondering what’s happening here in Monmouth or Ocean County, let’s talk.

Here’s the longer Netflix reel script:

Netflix’s Fort Monmouth project is bringing more than $100 million in combined agreements to Eatontown and Oceanport—but the money is being handled very differently.

Eatontown is receiving about $47 million upfront for infrastructure improvements. Oceanport is set to receive roughly $64 million over 30 years, with plans to use the money to help lower property taxes.

At first, it may sound like one town got the better deal. But I think it’s more complicated. Better roads, sewers, parks and public services can change how people feel about a community—and how buyers view it. Lower taxes can also make a town more affordable and attractive to homeowners.

If you live in Eatontown or Oceanport, this isn’t just about government numbers. It could affect your taxes, your quality of life and potentially your home’s future resale value. The payment obligation also runs with the property, so it’s a long-term decision.

As a Realtor, I’m watching what actually happens—not just what sounds good on paper. I help homeowners understand how taxes, infrastructure, recent sales and buyer demand affect their property value. If you’re thinking about selling, buying or simply want to know what your home may be worth, send me a message. I’d be happy to prepare a no-obligation market analysis.

NYC rent shock: $1,500 a month for an apartment where you can barely fit a bed. It’s about 100 square feet—roughly 10 by 10 feet.

I had a buyer who was trying to get into Atlantic Highlands, one of the hottest areas in Monmouth County right now. It seemed like every home that hit the market brought multiple offers. Eventually, she said, “Dean, I’m never going to get into Atlantic Highlands.”

Then she found a home she really loved: 10 Powell Avenue. I was away in Scotland when she called and said, “Dean, I saw this house. I really want to put an offer in.” It was the first offer she had ever made in Atlantic Highlands.

I contacted the listing agent, who told me there were multiple offers and the seller would decide on Monday. We put together a strong offer, but I also made sure the seller understood the story behind it.

Price matters, of course, but sellers also want to know there’s a real connection between the buyer and the home. That’s something many agents miss. When I present an offer, I tell the buyer’s real story. I don’t make anything up—I focus on the genuine connection and why the home matters to them.

That’s the kind of agent you want when you’re buying a home. If you’re looking to buy, send me a DM or leave a comment. I’d be happy to help.

Manhattan apartments average about $6,700 a month. In Brooklyn, it’s around $5,000. To afford those rents, you’d need to earn roughly $266,000 a year in Manhattan or $199,000 in Brooklyn.

Meanwhile, 73 Second Street in Keyport in Monmouth County NJ is on the market for $510,000. With 20% down, estimated monthly mortgage and property taxes are about $3,475, before insurance and other costs.

The home has 3 bedrooms and 2 bathrooms, is two blocks from Raritan Bay, and is outside the flood zone. For people looking for more space near the water, Keyport offers a very different housing equation from New York City.

Hypothetically…

I bought my house for $125,000 in 2002. Now the county says it’s worth $487,000.

Where did I make that extra $362,000?

I didn’t sell the house. I didn’t get a check. But my property taxes still go up because its value went up on paper.

If my stock portfolio goes up but I don’t sell, I haven’t received that money.

A house is where people live. You can own it outright and still face a bigger tax bill because its assessed value increased.

If I never got the money, why am I paying like I did?

Keyport’s feared cancer cluster is raising serious questions as a major developer eyes the former Aeromarine site.

Residents fear contamination may be linked to cancer cases. State officials say they’ve found no evidence that the landfill is affecting nearby neighborhoods, and Keyport has not been officially designated a cancer cluster.

Could the controversy be connected to plans for waterfront condos? Is someone trying to scare residents before taking over the land?
