Despite an abundance of Fall listings creating more choices for buyers and driving higher competition among sellers, 2,191 New York City homes entered contract in October, up 10.4% from a year ago and amid a surge of 3,539 new October listings. This has been the strongest fall market since 2021, with the median asking price of all homes on the market of $1.05M in October, and homes selling for a median of 97.9% of their most recent asking price.

Marketing, including staging, professional photography, tailored promotion, and strategic pricing, is still 🗝️, the most-viewed 20% of NYC listings on StreetEasy sold for a median of 100% of their last asking price.

For Summer 2025, the political and economic climate seemed to have limited the number of buyers and sellers in Monmouth County willing to make the emotional and financial investments associated with a big move. Nevertheless, the market held strong with tight inventory and elevated prices across our featured towns.

✨ In Colts Neck and Holmdel, absorption rates dipped slightly from the Spring, but sellers are still winning—demand remained robust and, even at elevated prices, homes moved fast.

“The average rate on the 30-year fixed mortgage dropped 16 basis points to 6.29% on Friday, according to Mortgage News Daily”. But will that affect home buyer demand?

“Home prices remain stubbornly high, and while the gains have definitely cooled, they are not yet coming down on a national level. In addition, uncertainty about the state of the economy and the job market has left many would-be buyers on the sidelines.”

As inventory grows with more choices for buyers, Sellers need to be competitively priced with marketing that emphasizes value, updated features, valued amenities, etc.

Mortgage rates plunged sharply following the release of a weaker-than-expected August employment report. Rates are now at the lowest level since October.

As homeowners, every now and then we’re in the market for an update. With spring on the way, now’s a fine time to start planning for a home refresh. It’s important to make smart renovation decisions that maximize your home’s value. Here are the eight home remodeling projects that nationally deliver the highest returns on investment, according to a report, released in April 2024 by Remodeling magazine, the “2024 Cost vs. Value Report”. Note that these projects impact curb appeal and structural confidence. The report highlighted that other remodels that offer good ROI but didn’t make the cut are more discretionary and aesthetic-oriented: window replacement, roof replacement, and hardwood floors. When considering the kitchen and bathroom remodels, clean, classic design is the way to go. Think natural stone, warmer whites and neutrals paired with rich, deep wood tones and textures, and bold, custom, cabinetry. Walk-in pantries, sculleries and back kitchens that offer more storage and opportunities for design are in high demand. For bathrooms, a well laid out, warm, inviting, and sophisticated spa retreat is what you’re aiming for.

Generally, October to December is a pretty slow time for home sales. Nevertheless, there has been movement in our featured Monmouth County towns with strong absorption rates notwithstanding elevated sales prices and higher than expected mortgage rates.

I suspect we’ll see a strong spring market throughout Colts Beck, Holmdel, Marlboro, Old Bridge and Rumson as more people realize the benefits of suburban living and Monmouth County’s proximity to prestigious universities, beautiful beaches, and major city centers.
Home prices are expected to continue to rise in 2025 at a slightly slower pace than in 2024.

However, considering the potential impact of a Trump administration on the housing market, higher economic growth could lead to a boost in incomes that combined with a cut in effective household tax rates could lead to increased home affordability in 2025. Although, all that could be negated by Trump’s other policies affecting goods and services, a full return to the office, and a higher than expected mortgage rate environment.
