HOME INSURANCE (also called homeowners insurance): is a policy that protects your home and belongings from unexpected events like fire, theft, vandalism, or natural disasters. It also provides liability coverage in case someone gets injured on your property.

🔹 Covers:
✅ Damage to your home & structures (roof, walls, etc.)
✅ Personal belongings (furniture, electronics, etc.)
✅ Liability for injuries or property damage
✅ Additional living expenses if you're displaced

🔹 Does NOT Cover:
❌ Floods (requires separate flood insurance)
❌ Earthquakes (needs a special policy)
❌ Regular wear & tear

💰 Pro Tip: Lenders require home insurance if you have a mortgage. Even if you own your home outright, having coverage is a smart way to protect your biggest investment!

This is the part of real estate I actually enjoy — sitting down, running real numbers, looking at repair costs, rental potential, financing, risks, and figuring out if a deal actually makes sense before jumping into it.

Anybody can fall in love with a property. The hard part is making sure the numbers work.
