📉 30-year mortgage rates just dipped below 6% (5.99%) the lowest in 3.5 years…

But buyers aren’t rushing in the way you’d expect. 👀

Here’s what’s happening:

✨ Mortgage applications rose slightly (+0.4%)
💰 Refinances jumped 4%
🏡 BUT purchase applications dropped 5%

So where are buyers going?

➡️ Adjustable-Rate Mortgages (ARMs) are gaining traction.
With rates around 5.29%, about 70 basis points lower than fixed, more payment-sensitive buyers are choosing the lower initial rate option.

Even though lower rates could qualify millions more households, economists say it may take time for that to turn into actual home sales.

The market is shifting, strategy matters more than ever.
