near Purchase Street has been a Rye institution for years. The kind of place where you go in for one croissant and leave with a box.

A spot like this doesn’t need a marketing budget. The community does it for them. And that tells you about what Rye is actually like to live in.

When buyers are trying to get a real feel for a town before they commit, I point them to places like this. The bakery, the coffee shop, the deli. That’s the neighborhood.

Larchmont vs. Rye

Two of the most searched towns in the Sound Shore. Both on the water. Both with a walkable downtown. Both on Metro-North.

So what actually separates them? The data does.

📊 Pending Sales Under $1.75M: Larchmont 13 / Rye 2
📉 Average Days on Market: Larchmont 31 days / Rye 61 days
🚆 Morning Commute to Grand Central at 8am: Larchmont 36 min / Rye 45 min

Larchmont has more activity at accessible price points. Rye runs higher on price and has more inventory at the top end.

Both towns have a range of housing, and direct train access to the city. Neither is the wrong answer.

The question I get most from buyers relocating from NYC:
“How do we know which town is right for us?”

My answer is always the same. Stop searching by town and start searching by lifestyle.

Walkable village or more space and privacy? Close to the water or close to the parkway? IB program in the school district or is that less of a priority?

Once you answer those questions, the right towns usually become obvious.
