Just a couple of things that are on my mind:

1. Your home is an investment and can be an asset whether it's your home or a home you're renting. TAKE CARE OF IT! It could be your home in the future and Karma is something you may be put in a position and have to rent your home out and someone can mess up your investment in the future Keep it Respectable.

2. HOA's Stop! You're doing too much with the fees and some of y'all don't even have strong reserves.

3. Mello Roo's (special property tax in California levied within Community Facilities Districts to fund public infrastructure and services) Your need to cut it!
