Why I’m calling FRBO leads every single day right now (and you should be too)

Most agents are slowing down for the holidays... We’re ramping up.

Here’s what makes FRBO leads absolute gold, especially in these final 6 weeks of 2025:

They actually answer.
No gatekeepers.
No voicemail graveyard.
They WANT calls because they’re trying to make money. If they miss you, they call back. When does that ever happen?

They’re self-identified.
These people literally put their name, phone number, and property online saying “I want to make money in real estate.” They’re not cold. They’re warm leads who opted themselves in.

They have a problem RIGHT NOW. December and January?
Nobody’s moving.
Families aren’t relocating during the holidays.
That vacancy is costing them real money every single day.
You’re not interrupting them.
You’re solving an immediate cash flow problem.

There’s still time for 100% bonus depreciation in 2025.

I just found a property you can buy for $18,000 out of pocket.

Here’s the breakdown 👇

Using a DSCR loan with a 10% down exception, you’re in for about $18K after closing costs.

The property will be roughly break-even in year 1 and cash flow positive in year 2.
Once rents are at pro forma, you will have a strong cash flow property.

But here’s where it gets wild...

With 100% bonus depreciation through a cost segregation study, you can offset a massive chunk of your taxable income this year.

So instead of writing a check to Uncle Sam, you’re buying a cash-flowing, appreciating asset that pays you every single month.

Big thanks to for innovating this idea our teams been using. Every agent should be sending a weekly offer email to their database.

When you’re working your database, you need both automated and manual touchpoints to create flow. The average client knows 12 realtors, so if you’re not top of mind, someone else will be.

Here’s how to do it right:

Step 1: Identify your warm and hot audience
Step 2: Validate your email list
Step 3: Send value-driven emails on a consistent weekly cadence
Step 4: Slowly introduce cold emails with a different engagement approach

A hot audience is someone you can talk to like an old friend.
A warm audience is problem-aware. They know what they want, and you’re presenting the solution.
A cold audience doesn’t even realize they have a problem yet.

Start with those who already know, like, and trust you, and build from there.

Week 1 of bootcamp is in the books and this group came out swinging.

We started with culture and expectations, then jumped straight into scripting and role play.

By day two, everyone was hands-on in the CRM working test leads and watching me make live calls.

Day three we hit the phones for real, 10 contacts a day to start building momentum.

Day four Kevin showed rapid follow-up in action.

Day five we got real about accountability: who’s sprinting, who’s sprinkling, who’s stuck.

Now it’s week 2.
The focus: calling the database hard while completing our on-demand training.

By Friday the standard is 70 contacts logged.

We’ve onboarded 150+ agents over the past two years, and the goal is always the same - get a deal in motion (PM contract, buyer rep, purchase, or listing) before the end of bootcamp.

Big energy. Big opportunity. Can’t wait to see who breaks through this week.

22 new agents. One first day in the books.

Today we kicked off Bootcamp, four hours on Zoom setting the tone for the next six weeks.

We introduced our culture, broke the ice with two truths and a lie, shared how we built this team, unpacked DISC & Working Genius, taught the lead generation pillars, and jumped right into scripting & roleplay.

Every agent got their own workbook that feeds into a master tracker so we can follow progress and keep them on pace.
This is how we move people from new → producing fast.

Day 2 kicks off today where we’ll focus all of our energy on CRM and I’ll live cold prospect in the database for 1 hour in front of the whole team.

The primary goal for Day 2 is to prepare for Day 3 where agents start calling in to the database with a minimum 10 2-minute conversations.

Then, he started as a showing partner, giving up time, commission, and hustle in exchange for hands-on experience with top agents.

Next, he earned the right to work high-quality leads — open houses, Zillow, Google PPC.

He used that momentum to build his own brand: Wine & Real Estate.

Now, he’s transitioning into listings and sphere deals with stronger splits and deeper relationships.
