Preparation IS key, so if you’re always playing catch as party host, use these tips for before, during, and after your Labor Day celebration - You'll be sure to create a memorable day that bids farewell to the summer season.

Before guests arrive: 

Beat the last of the summer heat by setting up shaded areas and plenty of seating for your guests to relax. Deck out your outdoor space with umbrellas, canopies, or tailgating tents to create ample shade.

Prep appetizers and finger foods. In the day leading up to your party, prep appetizers and finger foods. This way, when guests arrive and await the main meal, they have something to hold them over! Think cool fruit kabobs, classic dips, and salty snacks.

Pro tip: Grab some to-go containers at the store to send your guests home with leftovers later!

Spruce up your outdoor dining area with color, charm and a great playlist. Elevate the atmosphere with vibrant tablecloths, paper lanterns, and plenty of string lights to illuminate the night. Create a playlist or use one of my Spotify favorites: Feel Good Summer or Summer Hits of the 90s

During the fiesta:

As guests arrive, fire up the grill and get the party started! Opt for a classic menu that's flavorful and manageable, allowing you to enjoy the party yourself while serving up food fresh off the grill.

Be prepared with insect repellent, citronella candles, or the “Bug Bite Thing” (have you seen it?) to keep bugs at bay. 

No one likes forced fun, but dotting your backyard corn hole, Tipsy Toss, or refillable water balloons will have your competitive guests right at home.

When it’s all said and done:

Keep clean up a cinch with disposable or compostable plates, napkins, cups, and utensils.

Pull out those to-go containers and send guests home with a plate of leftovers (if there are any!).

Is it truly acceptable for a listing agent to represent the buyer too?

As someone deeply entrenched in this industry, I'm here to provide my perspective on the matter:

While it's indeed possible for a listing agent to also represent the buyer, sellers need to weigh the pros and cons carefully before giving their approval to this widely debated practice.

When you hire an agent solely focused on your interests as a seller, you establish a 'fiduciary relationship.' In this scenario, your agent is bound to act in your best interests, advocating for you and you alone.

However, in a dual-agency scenario, where the listing agent represents both the seller and the buyer, neutrality becomes the name of the game. Despite their efforts to remain fair and impartial, the absence of exclusive representation can leave both parties navigating negotiations without the full guidance and insights an agent can provide.

Interestingly, dual agency is prohibited in Alaska, Colorado, Florida, Kansas, Maryland, Texas, Vermont, and Wyoming.

So while there may be situations where dual agency works, it's far more common for each party to have a dedicated agent. After all, ensuring you benefit from the expertise and dedication of a knowledgeable professional is crucial, regardless of whether you're selling or buying.
