⚒️ Dissimilar metals: small detail, big impact! ⚒️

When two different types of metal—like copper and galvanized steel—come into contact and are exposed to moisture, galvanic corrosion occurs. This chemical reaction causes the weaker metal to corrode much faster, potentially leading to leaks, structural damage, and costly repairs.

In this example, you can see where copper pipes meet galvanized fittings. Over time, the corrosion is eating away at the connection. 👀

What to look for as a homeowner:
🔍 Green or white buildup on copper
🔍 Rusty spots near joints or fittings
🔍 Leaks around metal connections

“Roof included in all inspections” I always prefer to walk a roof, even though our SOP doesn’t call for it, it’s the best way to see defects…. But when there’s no access point a drone is a good back up! Some inspectors just write it off as a “no access” disclaimer. I’m not trying to take the easy way out, and I think my clients appreciate me telling them they have broken roof tiles vs the next big rain storm letting them know 😉

What’s that smell? This is what happens when they don’t secure DW Vent pipes… it’s also why I try to physically touch and test every one I can access. They separate and the odors from your sewage and plumbing exhaust into your attic 🤢

You see this on 90% of Furnace systems, techs tape@the kill switch down for testing and never take off the tape 🙄 not generally a big deal until I take the tape off and see if the door panel ACTUALLY depresses the kill switch like it should.

“Do you go to _______?” Most likely yes, here’s my inspection map from the last couple years 🤣 basically if it’s within an hour or so of Napa… ya, I’ll do it… excluding SF… that place is…. No fun…. Inspect one… you’ll understand why 🤷🏻‍♂️🤣🫨
