Huge price growth last month! I figured rising rates would’ve put a bit of damper on the price growth but I believe counter intuitively it’s had the opposite effect with buyers rushing to get lock in their rate before they go even higher as we’re still at low rates when you compare them to any other time but the last 2-3 years.

Either way, it’s still a fiercely competitive market for buyers.

Rapid price appreciation? Yes. Look at price growth in February this year in the Sacramento region. It's normal for prices to increase between January and February, but this year we saw a massive uptick. I'll have lots of stats to push out over the next few days. Stay tuned. Any thoughts?

I was curious to see what the last 10
years were like since it seemed like everything was going over asking last year so I did my best impression and whipped up this graph.

This is showing the price a home closed at versus what it was originally listed at as a percentage. AKA on average, are people paying more or less than list price.

As you can see last year was definitely an anomaly. Pre-Covid, only in 2013 for 2 month and once in 2017 did it reach 100%. It’s been at 100% or higher for the last 16 months.

Just goes to show you how solidly we’ve been in a sellers market these past years.
