💰Interest Rates Climb Above 5%. What Could This Mean For Potential Sellers?

Interest rates are important to the housing market for several reasons. They determine how much we will have to pay to borrow money to buy a property, and they influence the value of real estate. Low interest rates tend to increase demand for property, driving up prices, while high interest rates generally do the opposite. (forbes.com)

Interest rates have an effect on both buyers and sellers. Sellers who have been enjoying the gain of equity on their homes will soon see the value of their homes slightly shifting down. Buyers that were on the edge regarding buying a home will become hesitant once again and possibly forced to wait for interest rates to drop. Some buyers will not be affected and will enjoy the reduction of competition and price in buying their home.

In simple terms, higher interest rates lessen buyers, less buyers creates an increase of homes available on the market. More homes means more competition for sellers which in turn decrease property value. We may possibly see a shift from a sellers market to buyers market by this summer.

Here are a few things you should be doing in the meantime to prepare for your home purchase:

1. Start to save your money! Closing costs will range from $5,000-$10,000 depending on the state you are looking to purchase in. PLUS you will need to have your down payment funds readily available if you are not utilizing a down payment assistance loan.

2. Establish a budget for your expenses. Take note of every reoccurring expense you have and really evaluate whether or not it is a need or want.

3. Business owners 🚨 CLAIM YOUR INCOME! While there are bank statement programs available, you should be working with a great CPA who can guide you when it comes to filing your taxes.

4. Connect with a local realtor. Networking is 🔑 ! When you do decide to purchase a home, your real estate agent will play a huge role in the entire experience. Make sure you are working with someone you trust!

5. Educate yourself on all of your loan options. Make sure you speak to a loan consultant who you know will work in vour
best interest! You should feel empowered to make an educated decision on the best loan program for YOU.

6. Determine what your non-negotiable's are before house hunting. Do you NEED a yard? Or a pool? Or a walk in closet? All of these non-negotiable's will help narrow down your home search rather quickly. 🏡
