Biggest mistake people make is not to do any work to the house because they believe they just gonna sell it.
Upgrading your home increase its value, makes it sellable n desirable for the Buyers.
Desirable homes always sell, Doesn't matter what market.

Assumable mortgages are great way for buyers to get low interest rates. It works better in a market when rates are higher, and when in previous years sellers have locked in low interest rates.
Existing FHA and VA mortgages are assumable, Sellers will need to get lenders approval. All other loan requirements like credit score, income, debt to income ratio remain the same. These loans wont require an appraisal too.
