Inside the BoaVida Portfolio: Riverside RV Park🌲

Riverside RV Park is a 112-site, all-ages RV community in Canby, Oregon, a suburb of Portland. The community's long-term residents enjoy access to an on-site clubhouse, fitness center, laundry facility, and more.

Part of the 2023 Fund, the property was built by previous management in 1996 and was well maintained for many years. Just prior to BoaVida taking oversight of Riverside, the well systems were upgraded and the septic system was completely replaced, leaving little deferred maintenance.

Inside the BoaVida Portfolio: Jersey Mobile Home Park 🏡✨

Located in Tampa, Florida, Jersey Mobile Home Park is a 240-site all-ages manufactured home community, part of the 2022 Fund. Jersey is highly sought-after in the Tampa area and runs a waitlist.

Under prior management, the property suffered years of neglect — severely deteriorated roads riddled with potholes, overgrown and poorly maintained trees posing safety risks, an unsecured laundry facility, and other deferred maintenance.

With BoaVida's oversight, the Jersey team invested more than $438,000 to turn the community into what it is today.

Just five minutes from the Pacific Coast in Coos Bay, OR, Alder Acres is a highly sought-after 55+ mobile home and RV community with 443 total sites — 50 mobile home sites, 78 RV sites, and 315 boat & RV storage sites.

Inside the BoaVida Portfolio: Blue Willow Mobile Home Park🏘️

Part of BoaVida's largest transaction in Ohio, Blue Willow Mobile Home Park is an all-ages community featuring 45 sites in Caledonia.

The community joined the 2022 Fund in September 2022, alongside six additional communities across Ashland, Cardington, Norwalk, and Wakeman. Previous management knew of BoaVida's reputation and reached out directly — before the properties ever hit the open market.

At acquisition, Blue Willow had several vacant sites and roads in need of repair. BoaVida recently placed the final order for new home infill. The homes are set to arrive later this year, and once installed, Blue Willow will have the opportunity to reach 100% occupancy for the first time. Once the last new home arrives, the team plans to repave the community throughout.

Community Comeback Story: Country Lake Mobile Home Community 🏡✨

Located at the base of the San Jacinto Mountains in Southern California, Country Lake Mobile Home Community is a 374-site 55+ manufactured home community — and one of our most ambitious turnaround stories to date. 🌿

When Country Lake joined the BoaVida Property Management family in 2017, it offered a beautiful natural setting but faced notable operational and infrastructure challenges that impacted both residents and daily operations. Deferred maintenance was evident — deteriorating roads, aging infrastructure systems, underutilized common areas, and a community that wasn't living up to its potential.

Since then, BoaVida has invested more than $5M in thoughtfully planned improvements, transforming Country Lake into the vibrant community it is today.

Here's where that investment went:
✅$3,150,000 in new home infill & installation on 31 previously vacant sites
✅$1,327,000 in new roads, walking paths, and driveways
✅$297,400 in infrastructure upgrades throughout the community
✅$133,500 in renovations to the Activity Center, lake docks, RV storage, fencing, fountains, and lake well
✅$71,000 in pool area enhancements — new furniture, chair lift, and fencing
✅$64,000 invested in resident events & activities
✅$18,500 for a brand new dog park

Inside the BoaVida Portfolio: The Walcott MHC Portfolio🏡

Located in the eastern Iowa cities of Walcott and Long Grove, Walcott Mobile Home Community and Country Estates Mobile Home & RV Park are two all-age communities totaling 289 sites.

Both properties are part of the 2022 Fund and feature paved roads, mature trees, and lush landscaping.🌳 At the time of acquisition, both properties had high vacancy due to previous management's lack of resources to infill vacant sites with new homes.

BoaVida's plan is to infill 105 new homes across the two properties. Since acquisition, the team has infilled 35 homes and continues to make progress toward expanding affordable housing options.🏘️
