🏡 Did you know? A home that's been on the market for 30+ days can create opportunities for buyers.

I'm hosting an open house this weekend that's been on the market for 35 days.

A property that's been listed for more than 30 days doesn't always mean there's something wrong with it, but it could mean:

✅ 1. Early offers didn't come together.
The seller may have received offers that didn't meet their expectations—or there may not have been any offers at all.

✅ 2. Inspection findings may have impacted previous buyers.
Items like roof repairs, plumbing, or other maintenance concerns can sometimes cause buyers to walk away or renegotiate.

✅ 3. The listing has lost some momentum.
After the first few weeks, a home often receives less attention than when it was newly listed, creating an opportunity for serious buyers.

✅ 4. Buyers may have more NEGOTIATING power.
Depending on the seller's motivation and market conditions, this can be a great time to negotiate on price, repairs, closing costs, or other terms.
