Week approaches for 'best time to buy' in 2026

Home buyers looking to time the market may want to circle Sept. 27 to Oct. 3.

A new Realtor.com report identifies that week as the "Best Time to Buy" in 2026, citing more listings, lower prices and less competition.

Nationally, buyers could see about 32% more active listings than at the start of the year and save roughly $14,000 compared to summer's price peak. Rising inventory and more frequent price cuts are also giving buyers stronger negotiating power.

"Shopping earlier in the fall may provide the broadest selection of fresh listings, while waiting later in the season may bring additional price flexibility," says Hannah Jones, senior economist at Realtor.com. "The right choice depends on a buyer's budget, timeline and local market, but preparation—including understanding a realistic monthly payment and getting pre-approved—will be especially valuable this fall."

Avoid major purchases such as: Furniture & Appliances, New cars, Avoid opening new credit cards, New loans.

Do not close old credit cards--it shortens your credit history and changes your credit ratio.

Do not make Large cash deposits--unaccounted for physical cash into your bank...it creates verification issues and triggers anti-money laundering red flags for lenders.

More Help for Buyers Than Ever Before

Affordability is still the top hurdle for buyers, but the resources to clear it just reached an all-time high. A new report counts more homebuyer assistance programs nationwide than at any point on record.

There are now 2,746 homeownership assistance programs nationwide, a new survey high.
2,114 of them, or 77%, are active and funded and available to buyers today.
Grant programs, which require no repayment, grew 6% in the quarter.
Nearly 1,000 programs now support 2 to 4 unit properties, giving buyers a path to rental income alongside ownership.
These programs work by reducing the loan-to-value ratio and covering upfront costs like down payments, closing costs, and rate buydowns. Eligibility and terms vary by program, so the right fit depends on the buyer's situation.

For a buyer who assumed the down payment put homeownership out of reach, the first step is simply finding out what's available.
