Today is the 14th Annual Colonial Heights Yard & Craft Sale, and this is exactly why I love this community. Longtime neighbors, local makers, artists, clothes, collectibles, toys, plants, artwork, coffee walks, and those little random finds you didn’t even know you needed.

This is the kind of stuff that makes a neighborhood feel alive.

It’s not just the houses. It’s the people, the streets, the conversations, and the small local events that bring everyone together.

Hey friends, I’m Dana Fleischman, a Realtor here in Sacramento. 🏡

And here’s what I’m seeing right now.

Everyone is living in a slightly different real estate market.

Buyers are walking in thinking it’s 2008 and every seller should be desperate.

Sellers are remembering 2022 and thinking every home should get multiple offers in one weekend.

And some agents are out here acting like they’re filming Selling Sunset. 😂

But the real market is somewhere in the middle.

Good homes that are priced well still move. Overpriced homes sit. Buyers may have more breathing room in some neighborhoods, but that does not mean every seller is giving their house away.

That’s why strategy matters.

You have to look at the actual comps, condition, days on market, inventory, and what’s happening in that specific neighborhood.

Sacramento is not one market. It’s a bunch of micro-markets moving differently at the same time.

So whether you’re buying or selling, don’t build your strategy off headlines, memories, or reality TV.

Build it off what’s actually happening today. 👀🔑

There are a lot of reasons homes sit or come back around. Some of the best homes I’ve purchased have been price reductions or backup offer situations.

Sometimes a home sitting a little too long is not a red flag. It’s an opportunity. 👀🔑
