🏡 **Market Update: Insights into Our Local Real Estate Trends** 📊

According to my favorite local market expert Ryan Lundquist - Real Estate Appraiser, as we wrapped up 2024, we’re still missing over 11,500 new listings compared to the pre-2020 "norm," making 2023 one of the slowest years for seller activity. While prices remain high, this reduced activity could mean good opportunities for buyers in 2025!

On the flip side, new construction in 2024 had one of the strongest years in a decade! Builders are sweetening the deal—just like a friend who recently scored a $25,000 incentive when purchasing a new build last year.

For today’s sellers, it’s crucial to listen to buyers, price competitively, and stay open to concessions to stay ahead in this evolving market. Buyers are becoming more price, condition, and location sensitive, especially as we navigate higher interest rates.

Experts predict rates may settle around 6% by year-end, potentially fueling price growth. But while we’re in the 7%+ range, sellers will need to adapt to keep deals moving forward.
