🏡 LOCAL MARKET UPDATE — Loomis • Penryn • Newcastle
A lot of buyers currently feel like they finally have more control in the real estate market… but the numbers tell a more balanced story.
Here’s what the market currently looks like across Loomis, Penryn, and Newcastle California:
• 79 active homes
• 34 pending homes
• 27 homes sold in the last 30 days
• 3.9 months of inventory
• Home prices still up about 1% year-over-year
That puts the local housing market in what I would consider a neutral market overall.
Buyers definitely have more choices compared to the last few years, and negotiations have become more common. At the same time, properly priced homes are still selling and strong properties continue attracting attention.
One of the biggest mistakes sellers can make right now is pricing based on what happened during the peak frenzy market instead of where today’s buyers are positioned.
