🏡 ️The truth is I do wish every transaction went smooth but the reality is they don't and this was one of them.
📅1 week till close: I followed up to see if everything was on track since my clients had movers and handymen for after-close projects all set to go.
📆4 Days till close: I check in again. Everything is "good to go" per the seller (new construction company).
⌛️1 Day before close: I do my last check in - everything is "ready."
Come closing day no emails were sent, no texts, or phone calls made. I track down every available person/rep/agent/lender on that end and found they were missing an extremely minor document that could have been done weeks ago.
✅ I chase that down, apply the necessary pressure, and we close the next morning. (With this builder, I've heard instances of closing being delayed up to 2 weeks.) 😬
Many people say when buying a new construction home, you don't need your own realtor, just use theirs - which is fine. But just understand who that agent actually works for and when all is fine and dandy, it is; but when its not, I'll be there if you allow me to be. 🤝
