Here’s a map of listings in the Sacramento region. It looks like there are so many, but the number of listings is actually a little lower than one year ago (and significantly lower than a more normal year like 2019). My advice? Be careful of interpreting the trend with one map.

What’s happening with sellers? The low point of seller activity was 2023, and we’ve improved since then, but sellers backed off in mid-2025, and both April and May 2026 have been lackluster. In short, it’s still thin out there with the number of listings hitting the market. At least it’s not 2023…

Buyers are so picky about everything right now, but when they find the perfect house, they are fast to act. 33% of closed sales in May so far spent seven days or fewer on the market before getting into contract in the Sacramento region.

Today’s housing market is nothing like 2021 when things were really aggressive. There were literally twice as many sales going above the original price back then. One thing we are going to start seeing in the stats in coming months is a more competitive market today. Remember, we are going to be comparing today with a really dull market last year.
