Sold! This one closed a little while back in Foothill Farms. A VA buyer, clear pest, $10,000 toward closing costs, and a new electrical panel installed by PC Electric prior to close of escrow.
The photos have since been pulled, but it was a turnkey home tucked deep into the neighborhood, with a dreamy pool just waiting for summer swims. They even sent me photos last week of their daughter enjoying her first dip!

I feel it — do you? The market is starting to feel a little more like a buyer’s market again. With higher rates, a touch of political uncertainty, and inflation in the mix, prices have softened just enough to create a little breathing room — and some real opportunity.
If rates ease as anticipated in 2026, this could be that sweet spot: buy now, refinance later.
Still, the golden rule never changes — make sure your payment feels comfortable. Because being mortgage-poor? Is never sexy.
