Simple but important question for you:
What would your property taxes look like if Proposition 13 were changed or went away?
For many California homeowners, Prop 13 is what keeps homeownership affordable over time. Without it, property taxes could be based on current market value—not what you paid—resulting in significantly higher annual tax bills.
This isn’t meant to alarm—just to raise awareness. Real estate decisions, long-term planning, and affordability are all closely tied to property taxes, and it’s important to understand how this impacts you.
Here is an actual example in Sac County:
01/2011 Buy Property for $400K. Taxes with Prop 13 in place about 1.1% so $4400.
9/2022 Sell property for $1.3M. Taxes with prop 13 after almost 12 years were $5046.
New Buyers tax bill with the $1.3M purchase price with Prop 13 is around $14K.
This calculator from the Howard Jarvis Taxpayers Association shows that approximate property taxes on a $1.3M property would be over $36K and without the cap on increases, they would keep going up.

Closed on this San Francisco home on 10/22 after going on the market on 9/30. Boy! That market is different than ours! $198k over asking, multiple offers! I am so grateful for friends that trust me to take care of their family! Last transaction we did was in 2010!
