Interesting look at where housing affordability is improving across the West, and Sacramento is right at the top of the list. 🏡

The data shows a modest shift locally, with median prices down about 2.8% year over year. Not a dramatic change, but enough to signal a more balanced market and a bit more opportunity for buyers.

It does not mean the market is easy, but it does mean conditions are starting to open up compared to the past few years.

Happy Pi Day! 🥧

As both a real estate agent and an appraiser, I spend a lot of time working with numbers when it comes to home values and pricing.

Thankfully pricing a home is not quite as complicated as solving mathematical formulas. It is more about understanding the market, the neighborhood, and what buyers are actually willing to pay.

If you are curious what your home might be worth, feel free to reach out. I promise the valuation will come from a real estate agent, not a mathematician. And it will probably include fewer decimal places.

Last week was one of those full weeks where the calendar fills up fast.

🏡 12 properties toured with 5 different clients and 3 different lenders
✍️ 2 offers in motion, 1 written and 1 being prepared
📊 4 full appraisals and 2 market rent analyses
📬 23 CMAs completed, printed, and mailed
🏠 Working with 2 sellers to prepare their homes for sale

And somewhere in between all of that, a high school introduction tour for my 8th grader, school runs, family time, everyday life, and a little Papa duty babysitting my granddaughter.

Plus the behind-the-scenes work that never really shows up on a calendar. Prospecting, planning, and continuing to learn so I can better serve my clients.

Busy weeks like this are a good reminder of why I love what I do. Helping clients move forward, staying organized behind the scenes, and still making time for family along the way.
