There's a common misconception around real estate that is important to differentiate. Marketing means more than putting the property online. It doesn’t take a genius to do that.

The confusion is understandable because nearly every serious listing eventually appears online. But, visibility alone is not necessarily effective marketing.

Putting a home online is not the same thing as CREATING a market for that property.

KNOWING how to position a property in the market. When done by a market expert that reads the market daily, and has done so for years, and comprehends the subtleties, it can be the difference between speaking a language fluently, and having taken a class. (Or watched HGTV before bed. Haha!)
Because visibility isn’t JUST about your home being available to view.
The decisions begin before the listing goes live.
Understanding the property and neighborhood as viewed by buyers
How is the property positioned against competing inventory?
Which features deserve emphasis?
What needs to be corrected before photography?
What does the first week of exposure need to accomplish?
How does the asking price affect which buyers see the property?
How do buyers view properties, CURRENTLY.
What happens if activity is high but offers do not arrive?
What happens if online attention is strong but showing activity is weak?
What happens if showings are occurring but the feedback keeps identifying the same objection?
The listing itself is only one component.
Marketing is the process of creating exposure, interpreting the response, and knowing HOW TO adjust when the response does not match my seller's objective.

"Who you surround yourself with matters." - It's hard to know where to hang your license, as a realtor. Many brokers look the same. As a solid professional in the industry, you really have your choice of where you want to go. 🏠 You look for a broker who will make your business a better one, and help you become a better professional. CURB APPEAL TIPS! If you are getting ready to sell your home, having an assessment coming up or just have pride in homeownership, curb appeal is key. It's the first impression for potential buyers or new neighbors. Keeping up with maintenance for the exterior of your home can also help avoid costly cleaning or maintenance bills down the road.
The following 10 projects could help your home make a good first impression and possibly raise its value.

1. New siding
According to Remodeling Magazine's siding replacement may provide great value at resale. New siding can range in cost, but homeowners may be able to recoup as much as 94 percent of that investment. Make sure you look for a siding solution that fits with your city's climate.

2. Well-maintained lawn
Brown grass or a front lawn that hasn’t been mowed in weeks may not bother you, but it likely bothers those around you. Consider using grass seed or sod tile to fix rough patches in your lawn, and mow at least once a week during the months when your grass is growing quickly. The good news: You can keep up with your lawn, save some green, and stay green. Battery-powered or push lawnmowers can be found for the same cost (or less!) of a conventional mower. Or consider to cut down on maintenance time while maintaining an attractive lawn.

3. Clean windows
Maintaining clean windows is a quick and easy project that could go a long way toward transforming the look of your home. And as a DIY project, it costs almost nothing. Bonus: A clean window allows more natural light to come through, which will improve the look (and feel!) of your home's interior as well!

4. Clean driveway
This is another project with a potentially big reward. Renting a pressure washer is generally a low-cost investment that could significantly improve the look of an older driveway. If your driveway is starting to crack or discolor, consider resealing the blacktop, which can be done DIY in a day or two.

5. Exterior lighting
Adding low-voltage lighting to your landscaping may provide security and increase the appeal of the property after dark. It may also act as a deterrent for someone considering breaking into your home or garage.

6. New front door
The reports that installing a new front door improves the energy efficiency and livability of a house. At a cost estimate of $3,150, the estimated return on investment (ROI) could be as much as 63 percent. You may find more cost-efficient door options at your local home improvement store.

7. New garage door
The average ROI of a garage door replacement is 100 percent, according to the NARI Report. Investing in a new garage door is a smart choice for homeowners, especially if the garage is a prominent feature of the house.

8. Energy-efficient windows
Window replacement can be pricey, but it works in two major ways. First, it can make the home look more appealing inside and out. Second, it can increase energy efficiency and reduce utility bills. These aesthetic and financial perks may be very appealing to potential buyers.

9. Deck or patio
Typically costing less than $35 per square foot, a wooden deck can be a great way to expand living space. Return on investment depends on region, but House Logic says adding a deck is a smart choice because it allows you to expand your living space at a minimal cost4.

10. Shuttered windows
Shutters may increase the curbside appeal of a home when they complement the home’s design. Available in wood, vinyl, aluminum, composite and fiberglass, you should be able to find the right shutter for your home and your budget.

The Housing Market Is Not One Market Right Now
One of the easiest mistakes to make in real estate right now is talking about “the market” like it is one single thing.

It is not.

There is the market for first-time buyers trying to make a payment work at today’s rate. There is the market for cash buyers who are not nearly as rate-sensitive. There is the market for move-up sellers sitting on low existing mortgages. There is the market for investors running numbers. There is the new construction market, where builders can offer incentives. And then there is the resale market, where individual sellers may or may not be willing to adjust.

Those are all connected, but they are not behaving the same way.

That is why broad statements can get us in trouble. We focus on the wrong things, which has us putting our eggs in the wrong baskets.

“The market is slow” may be true in one neighborhood and wrong in another. “Buyers have leverage” may be true for one listing and not true for a well-priced home in a tighter local segment. “Prices are holding” may be true nationally while certain markets are seeing more reductions and longer days on market, especially in particular neighborhoods, while I'm seeing some other neighborhoods gleaning surprising prices.

The better question is not:

“How is the market?”

It is:

“Which part of the market are we talking about?”

Not the social media version of the market.
