“We love our house… we just don’t fit in it anymore.”

I hear some version of this more often than you might think.

And usually, there's nothing wrong with the house.

It may have been the perfect home when you bought it.

Then life happened.

Your mom sees everything that's wrong with it.

Your dad wants to inspect the water heater.

Your friend is already planning where the TV should go.

And your kids?

They've picked their bedrooms before you've even made it upstairs.

Getting another opinion when you're buying a home can be incredibly helpful.

But here's something I've learned after more than 20 years in real estate:

Everyone walks through a home looking for something different.

So listen to the people you trust but don't let someone else's priorities become yours.

At the end of the day, you're the one who will wake up there every morning.

You're the one making the payment.

And you're the one who needs to feel confident about the decision.

Bring someone you trust.

Ask questions.

Get another perspective.

Just remember whose home you're actually shopping for.

What if the right house only checks 8 out of 10 boxes?

That might actually be a good thing.

Most buyers start their search with a list.

The right number of bedrooms.
The perfect kitchen.
A certain neighborhood.
A big backyard.
The home office.
The three-car garage.

And there's nothing wrong with knowing what you want.

The problem comes when every item becomes non-negotiable.

I've watched buyers pass on really good homes because they were searching for a perfect one.

Here's an exercise I like better:

Separate your list into needs, wants, and things you can change later.

Location? Hard to change.

Floor plan? Pretty important.

Paint color? Easy.

Ugly light fixtures? Fixable.

A kitchen that isn't exactly your style? Maybe that's an opportunity.

The goal isn't to find a house that checks every box.

It's to recognize the right house when the boxes that actually matter are checked.

Sometimes an 8-out-of-10 house becomes a 10-out-of-10 home once you make it yours.

Technically, yes. Strategically… that can be an expensive plan.

When a home first hits the market, that's usually when it gets the most attention.

Buyers are watching.

Agents are watching.

And everyone is forming an opinion about the home and its price.

If you start too high, you risk using that initial attention to convince buyers that your home isn't worth seeing.

Then two weeks later, you reduce the price.

Now buyers aren't asking:

"Should we go see it?"

They're asking:

"Why hasn't it sold?"

The first price isn't just a number. It's part of the marketing strategy.

That doesn't mean pricing high.

And it doesn't mean giving your home away.

It means understanding the competition, the buyer, and exactly where your home should be positioned when it enters the market.

Because you can always lower the price later.

You can't recreate your first day on the market.

Monday Mindset 🏡

I see buyers put a lot of pressure on themselves to find the one.

Will we have enough space in 10 years?

What if our jobs change?

What if we have another child?

What if we eventually want a bigger yard?

Those are good questions.

But after more than 20 years in real estate, I've learned that sometimes we're trying to solve problems that don't exist yet.

Your next home doesn't have to work for every version of your life.

It needs to work for the life you're living now and where you realistically see yourself going next.

Maybe it's the home where you start a family.

Maybe it's where you raise your kids.

Maybe it's the move-up home you've worked toward for years.

And maybe five years from now, life changes again.

That's okay.

Real estate doesn't have to be one perfect decision.

It can be a series of smart decisions that move with your life.

So instead of asking:

"Could I live here forever?"

Try asking:

"Is this the right home for our next chapter?"

That's usually a much easier question to answer.

I encourage serious buyers to come back and look again, this time with a different mindset.

On the second visit, slow down.

Look at the storage.

Pay attention to the layout.

Walk the neighborhood.

Think about your morning routine.

Consider the commute.

Notice the things you rushed past the first time.

The first showing answers:

“Do I love this house?”

The second should answer:

“Does this house actually work for my life?”

You want the answer to be yes to both.
