I needed a moment to think and optimize. We all have times were we need to slow down to catch up. You should try using the 3Cs approach to find where you can cut expenses and better use that money.

No matter how nice your rental is, if it smells bad, then it’s disappointing.

Last week, I was checking on one of my furnished rentals. I wanted my incoming guest to catch a freshly cleaned scent upon arrival.

Instead, I got a big whiff of dog smell.

My previous guest had two little dogs and I could still smell them.

I checked the sofa to see if my cleaner neglected to lint-roll the fabric, but that looked fine. So, I knew I was smelling dog dander – tiny fur particles.

I know better than to resort to powder carpet fresheners that you sprinkle down and vacuum up. They remove smells by absorbing them like a sponge.
I’ve found these to be useless against dander.
That’s why I always carry cleaning vinegar and a spray bottle.
Pet dander tends to be on the base side of the pH scale, while vinegar is on the acid side. So, the vinegar actually neutralizes the dander smell.

So I filled my spray bottle with equal parts of vinegar and water and spritzed the carpets and fabrics.

This was quick and easy but it took a couple treatments to get good results.

That was all the work I needed to do for the day. And that's what your day could look like as well once you get your furnished rental business going.

I think understanding the science behind your rental business is important. It gives you better problem-solving abilities and helps you save money.

What science topic do you think landlords need to know?

Leave a message, I'm curious.

The world just changed...

Now, even if you can't' afford a rental, you probably can afford a tent.

And since you can... you can create cashflow.

That's what Alisha Merriman-Durbin's covering in her highly anticipated talk at the sold-out, short-term rental conference this coming weekend.

She'll walk you through the process of combining zoning law loopholes with "temporary dwellings" to create windfall profits.

Imagine making over $3,000/month off a $30K investment!
