Located in the heart of Midtown Sacramento, you would have your own area in office with plenty desk space. We have a shared waiting area in the center of the office and my desk is on the opposite side.

We have a private bathroom and a shared kitchenette with the other business next door that shares the building.

The office is decorated professionally with lots of light and plants. It’s a very clean space. We have a parking lot in the back and you would have 1 space included in the rent.

STEP 06 | MAKE AN OFFER

WHEN TO MAKE AN OFFER
Now you have found THE house! Congrats! In today’s market when the demand is higher than the amount of homes available it’s very important to be prepared to act fast!

HOW MUCH TO OFFER
After identifying your dream home I will pull the comps (the recent sales in the area that are comparable) and determine together a price that you are comfortable in offering based on present condition.

SUBMITTING AN OFFER
Terms matter! We will discuss all of the major terms, like contingencies, appraisal, escrow fees, your home warranty, and much more to gather a game plan to move forward submitting an offer to the seller through their listing agent. Depending on the circumstances you may only have one chance to make a good impression. Do not write an offer expecting a counter offer, even though the market is changing and the playing field is becoming more even, there are still multiple offers on a lot of properties, especially at certain price points or highly desirable neighborhoods.

STEP 05 | TIME TO START SHOPPING FOR YOUR HOME!

Now that we have the budget and your pre-approval completed it’s time for the very best part- shopping for your dream home! I will send you a Buyer’s Questionnaire to complete and then using your desired preferences I will plug you into the MLS (Multiple Listing Service- where agents post their listings) and set you up on a custom search based on the criteria and neighborhoods you want to view. Once you’re set up in this search you will immediately receive an email the moment a home that matches your unique criteria hits the market!

GOING ON HOME SHOWINGS
Once you have one or more listings saved, we can schedule to go tour them together. I will arrange for us to see them and we will meet at the homes and walk them together. When we find the home you are ready to put an offer on, I will run comps and we will circle back to decide on a price we think is appropriate for the condition of the home, and then submit the offer to the listing agent. Further negotiations may take place after the initial offer to the sellers, depending on the situation. Every home buying experience is unique and situational.

STEP 02 | PREPARE YOUR FINANCES

HOW MUCH HOME CAN YOU AFFORD?
Mortgage lenders recommend you buy a home that is no more than 3-5 times your annual household income. If you aren’t purchasing a home with cash, you will need a pre-approval letter from a lender before we begin to shop for homes. A lender will work with you to get you a loan product that meets your specific financial needs.

CHECK YOUR CREDIT
A mortgage requires a good credit score.
You can improve your score by:
•Paying down credit card balances
•Paying down student loans
•Paying off your vehicle
•Continuing to make payments on time

AVOID THESE THINGS
Your pre-approval is based on your financial picture at the time all of your financial documents are run by your lender.
In order to maintain that picture for your home loan to be approved you must avoid doing these things until you have the KEYS IN YOUR HAND and not a day prior:
•Do not put a huge lump sum of cash into your account – underwriter has to be able to trace the source.
•Do not let anything go to collections.
•Avoid applying for new credit in any way, shape, or form. Credit cards, car loans, and even new appliances.
•Avoid making ANY large purchase (If you are unsure, check with your lender before you purchase!)
•Avoid any career changes until you have closed on your home.
•Do not co-sign for any purchase.
•Do not do anything that will pull your credit, this includes ordering cable tv/internet!
