I met my client on October 11th — and in less than a month, we were in escrow and CLOSED on his new home! ❤️🏡❤️
He partnered with my trusted lender, with Loan Depot, and together we moved fast. We toured 4 homes, wrote one strong offer, and it was accepted over another competing offer!
We completed full due diligence — home, pest, sewer, and roof inspections — and I had my contractor provide bids for key repairs. With that information, I negotiated $14,000 in seller credits! 💪
But I didn’t stop there. I made sure the HOA upheld community standards and addressed any outstanding issues before closing. When a violation for exterior paint surfaced, I successfully negotiated an additional $2,500 credit — the day before closing!
