We had started to see multiple offers again in some desirable areas. The numbers are beginning to show a turn towards increasing prices. If you've been on the fence I would advise against waiting for rates to fall. The better strategy is to buy with softer pricing and then refi if/when rates drop.

There's been constant discussion about real estate crashes for years. It's mostly from those that missed the opportunity of a lifetime. The chart below shows a tiny uptick in distressed sales but don't be fooled by the chicken littles warning of impending doom. Remember the crash was driven by extremely high unemployment and liar loans that had interest rates adjusting payments through the roof. Those conditions don't exist as we basically are maintaining full employment and adjustable rate mortgages aren't prevalent like they were then.

There are people that are waiting for the crash of 2008 to happen again. Unfortunately for them there is little chance of anything approaching that. The real estate market since the crash has been dominated by hyper-qualified buyers, no liar loans etc. Consider also the dramatic rise in values that has created tons of equity for home owners. If an owner has a significant event that prevents them from making their house payment they will sell the home before losing all the equity that has accumulated. Here's a great comparison between 2008 and now, the only thing better in 2008 was sales volume:

Here's a snap shot of year over year data. Slight softness in pricing but not dramatic. Volume picked up slightly. One data point to watch is the avg number of offers. It went up year over and I'm seeing multiple offers on almost every buyer offer in the last few weeks. Naturally there's some seasonality to it. It will be interesting to see where it goes.

I've been telling people that we're seeing softness in prices in some areas. This chart seems to suggest that the trend is reversing. If you've been on the fence for a while I wouldn't wait much longer. For those of you waiting for a catastrophic collapse in prices don't hold your breath.

Rates have stabilized near the 6% mark currently. My sense is the market is starting to heat up, especially in the more desirable areas. Pricing is still a little soft, if you're on the fence don't wait too long.
