When multiple offers come in, sellers aren't just looking at the highest number. 🔑

They're evaluating which buyer gives them the most confidence, the least hassle, and the cleanest path to closing.

Strong financing with a reputable lender.
A pre-approval letter from a well-known local lender carries more weight than one from an online bank. Sellers want to know you can actually close, not just that you got pre-approved.

Flexible closing timeline.
If the seller needs 60 days to move, offering them that flexibility can beat a higher offer that demands a 30-day close.

Reasonable contingency periods.
Inspection and appraisal contingencies are standard, but keeping those timelines tight (7-10 days instead of 17) shows you're serious and organized.

Minimal concessions or repair requests.
Asking for the seller to cover closing costs, make repairs, or include appliances weakens your position.

Proof of funds or down payment verification.
If you're putting 20% down, showing proof of those funds upfront removes doubt.

The mortgage payment is just the beginning.

Most first-time buyers in Sacramento focus on the monthly principal and interest payment. But owning a home comes with costs that don't show up on the loan estimate.

Property taxes in Sacramento County.
Depending on where you buy, property taxes can add hundreds of dollars to your monthly payment. In some luxury neighborhoods, you're looking at $800-$1,200+ per month just in taxes.

Homeowners insurance (and maybe flood or fire insurance).
Standard homeowners insurance is required by your lender. But depending on your location in Sacramento, you might also need supplemental fire or flood coverage, which can add significantly to your annual costs.

HOA fees (if applicable).
Many neighborhoods in East Sacramento, Arden Park, and Land Park have HOA fees that cover landscaping, amenities, or maintenance. Some are $50/month. Others are $300+.

Maintenance and repairs.
The general rule is to budget 1-2% of your home's value annually for maintenance. On a $750,000 home, that's $7,500-$15,000 per year for things like HVAC service, roof repairs, plumbing issues, and landscaping.

Utilities and services.
Water, gas, electric, garbage, internet, and landscaping services add up quickly.

It usually comes down to three things:

Pricing strategy from day one.
The market doesn't care what you think your home is worth. It cares what comparable homes have sold for recently and what buyers are willing to pay today.

How the home shows online.
Most buyers in Sacramento's luxury market start their search online. If your photos are dark, cluttered, or unflattering, they'll scroll right past.

Condition and move-in readiness.

Your first offer in Sacramento's luxury market can feel overwhelming. Here's what I wish every buyer knew before they wrote it. 💡

Price isn't the only thing that matters.
Sellers care about certainty. A clean offer with strong financing, reasonable contingencies, and flexibility on timing can beat a higher offer with shaky terms.

Contingencies protect you, but too many can cost you the deal.
Inspection, appraisal, and financing contingencies are standard and smart. But piling on unusual requests or extended timelines signals hesitation, and sellers notice.

Your lender matters more than you think.
A pre-approval letter from a local, reputable lender carries more weight than one from an online bank the listing agent has never heard of.

Escalation clauses don't always work in your favor.
In competitive situations, some buyers use escalation clauses to automatically outbid other offers. But if the seller sees you're willing to pay more, they might just counter at your max anyway.

You don't get a second chance at a first offer.
Once you've submitted an offer and it's rejected or countered unfavorably, it's hard to come back stronger.
