Another Wednesday tour…
Starts off pretty standard.
Nothing really stands out.

Then a few turns…
up some stairs…
and something feels off.

My whole life, introductions have always been
“I have a dog named Beau.”
“I grew up with a dog named Beau.”

Never a person.
Not once.

The window nobody expected to see in Spring 2026.

A lot of buyers stepped out when rates went up.

The feel of the market is different.
Less competition.
More room to negotiate.
More sellers willing to help with credits or terms.

So for some buyers, this market has created opportunities they probably wouldn’t have had a few years ago. The buyers that find a way to shoulder the temporary (higher) rate burden can find great prices with less buyer competition.

As Warren Buffet said, “Be fearful when others are greedy and greedy when others are fearful.” I like to substitute BOLD for greedy, but thats just me.

p.s. By rates “went up,” I mean relatively high though still below our 20 year avg. Buyers were simply conditioned by an artifically Fed imposed rate (aka money on the cheap).

A stick.
Some space.

They figure it out. We did in the 90s.

No screens.
No schedule.
Just time moving a little different… with IMAGINATION.

Looking at summertime, I’ve been REAL intentional around this.

No luxury of waiting around. Timeline was tight. That shaped EVERYTHING for us from pricing to marketing, etc.

This one was for someone I've known for a long time now, both professionally and personally, in what seems like another lifetime ago. So, opportunities started stacking up for my client and long time friend… locally, then in SF, and more recently in Huntington Beach.

So, this neighborhood is different and geared around first time and/or younger buyers. A backyard this size, especially untouched, reads as a project to someone already stretching their budget to get in the door. A good thing, yes, but narrows the buyer pool. Ignoring that detail is the kind of thing that quietly costs sellers money.

We didn't ignore it. We built the strategy around it.

WE CLOSED IN 7 DAYS! CASH! Not a single contingency!

You sold for more than we aimed for. Much more!

First week on the market. That's it. That's your window.

Many sellers think pricing a little high gives them room to negotiate. What it actually does is give buyers a reason to wait. And once they're waiting, you've lost the upper hand.

The first 7 to 10 days, every serious buyer is watching. Come in even slightly off, and they don't rush in, they just... step back. And when you eventually drop the price, it doesn't read as an opportunity to them. It reads as a red flag 🚩

Right now in our market, the average days on market is sitting at 35 (days), per the most recent availabledata for 95864 and 95608 combined, as well as for Sacramento County. Homes priced right from day one aren’t making it to that number. And with the right marketing, they close faster AND with higher net proceeds to the seller(s). A win-win!

Staged or not. Vacant or occupied. Doesn't matter. Pricing is the conduit and the move that makes everything else work.

Seeing something like this isn’t uncommon in our line of work.

Just take a guess on an old dog like this. This one’s still barkin… loud too 😅

Inspect EVERYTHING. On paper these can be described as “fully functional” if blowing the correct air differentials, yet are well into the NEGATIVE in years of life left… 🧠 They can also be referred to as “unserviceable.” Those terms both convey something very different yet have similar meanings.

$12K that shifted everything.

This one was part of a bigger story. I’ve had the chance to help the whole family make the move to Gold River, including her.

She had recently downsized from E Roseville, but more recently realized she missed some of that space she gave up. So we found something that fit this next chapter a little better, and was even closer to the fam. GOOD FOR HER for not settling and just staying out of convenience.

A bit more about her - she’s quite the creative and digs everything abstract! She loves the natural light from the abundance of windows, open spaces, vaulted ceilings in every room, and well, this one delivered…

We were also able to negotiate just under a $12K credit, which covered her closing costs ENTIRELY. In our local spring market, most credits are UNDER $5K. Needless to say, we are proud of this one!

Sometimes it’s not just the home, it’s how the deal comes together. Next, we prepare her home to list 🤎💚

A family I have immense respect and appreciation for, and a review I couldn’t be more proud of. It’s always interesting seeing how clients describe the process (and me) after the fact.

The conversations, the decisions, and how everything gets put together behind the scenes...

Just sold in Carmichael - SOLID cash flow opportunity 💰

Cash flowing as-is, as rented, with rates where they are. AND we were able to negotiate a $35K BUYER CREDIT as part of the deal.

Properties like this tend to come down to the details. Lease structure, long-term potential, estoppels, PM companies, vacancy rates, ensuring it all pencils ✏️, at a granular level, not just the “rents minus payment” level.

It’s a different side of the market, but one that can make a lot of sense when it’s approached with a plan.
