One mistake I see some home sellers make is assuming leased solar automatically adds value to their home.

Solar absolutely can add value - but there's a big difference between owned solar and leased solar.

If the solar system is paid off, buyers receive the benefit.

If it's leased, buyers often inherit another monthly payment.

And buyers know the difference.

That's why one of the first things I look at when evaluating comparable sales is whether the solar is owned or leased.

The lesson?

Don't assume buyers value your home the same way you do.

Understanding buyer psychology is one of the keys to pricing your home correctly.

One mistake I see a lot of home buyers make is looking to other buyers for validation.

They want everyone else to agree it's a good time to buy before they're willing to move forward.

The problem?

By the time everyone agrees it's a good time to buy, many of the best opportunities are already gone.

I recently reviewed the MLS and was surprised by how many homes that were available just a couple of weeks ago are now sold.

Homes with price reductions.

Homes that had been sitting on the market.

Homes where buyers had leverage.

Those opportunities didn't disappear because the market changed overnight.

They disappeared because other buyers recognized the opportunity and acted.

The equation should always be the same:

โœ… Does the home check enough boxes?
โœ… Can you comfortably afford it?
โœ… Does it fit your long-term goals?

If the answer is yes, don't let hesitation cost you an opportunity that may not come around again.

They'll spend weeks debating a few thousand dollars in staging, preparation, or improvements...

Meanwhile, they're trying to maximize hundreds of thousands of dollars in sale proceeds.

Think about it this way:

If spending $3,000 could potentially help you make an extra $15,000, $20,000, or even $30,000 on the sale of your home...

Would you really focus on the $3,000?

Probably not.

Because the question shouldn't be:

"What does it cost?"

The question should be:

"What is the potential return?"
