We had to switch title company because the other title company can’t close it, switched to Fallon Nicole’s team, they closed it less in than a week! Thank you!

The other title company we opened escrow with them for 2-3 months before even getting into contract. Promised we’ll close. They pushed us 2-3 days late. They never read the prelim. When it was time to close they told me there’s an old lien from 1975, can’t find the paid off. Told us to go somewhere else, even contacted my buyers agent to cancel the escrow🤯! What a disappointment. They told me they were too busy, just read the preliminary report 2 days after deadline past!!!

She told me I had the prelim too. I should’ve saw the lien!🤦‍♀️ Isn’t your job? Yes, I saw the lien. You never told me you can’t close it. Liens are paid off at the close of escrow. Push the responsibility to an agent!? Title company gets pay to close escrow? I don’t remember the last title company also paying me to help do their job.

I open pre escrow with all my listing to prevent set back. Well this other title company didn’t do their job, and let obstacles stop us from closing. I even found the FULL RECONVEYANCE document to suffice the “old lien”. They still solicited the cancellation! UNBELIEVABLE! Last minute they also asked for the original death certificate. Thank God I didn’t drive 45 min to deliver and it canceled. My clients and the buyers agent were not happy. It stalled every one. They could’ve canceled the purchase on us on timing.

Fallon’s team took over, closed it in less than a week! Thank you!

Current average mortgage rates are around:

• 30-Year Fixed: 6.5%–6.7%
• 15-Year Fixed: 5.8%–6.0%
• FHA Loans: ~6.4%
• VA Loans: ~6.6%

Even with higher rates, buyers are still purchasing homes — especially with more inventory hitting the market this spring.
