As you might know, our house had almost 3' of water in it last month. We're still waiting to hear back from our insurance company on how much they're going to award us to put the house back together. Should I hire a public adjuster to make sure that insurance pays out correctly?

Animals and home inspections.

Not too long ago one of my clients who is also a realtor was bitten by the sellers’ dog. The seller of course said that the dog was friendly. It was a very traumatic attack. The sellers’ dog was fine with me the inspector moving freely through the house for about two and a half hours. My client arrived towards the end of the inspection to go over my summary of my findings. As we were walking through the kitchen the dog jumped up and bit her on the side. The bite was bad enough that it punctured her skin and she was bleeding. The seller immediately put a muzzle on the dog and put it outside. My client ended up going to the hospital to be treated.
So, if possible, the animal/s should be taken off the property while the inspection is being performed. If that's not possible, cage the animal or make sure that the animal cannot come in contact with the inspector.
Personally, I love animals and want to meet and pet them, but in the home inspection world. It's better that the animal is not present.
