These programs can help qualified buyers cover their down payment and sometimes closing costs, making homeownership more accessible.

There are different types of assistance available, including:

• Repayable assistance that helps cover upfront costs and is paid back over time
• Forgivable assistance that may be forgiven after a certain number of years if program guidelines are met
• Grant assistance (Min credit: 640 FHA / 620 Conventional) that does not need to be repaid

🌧️ Did anyone else wake up to water in their basement after that overnight rain?

After the heavy rain overnight, many homeowners across the area are dealing with sump pumps running nonstop or unexpected water in the basement.

If this happened to you, it’s important to check a few things. Make sure your sump pump is working properly, remove any standing water as quickly as possible to help prevent mold, and run fans or a dehumidifier to help dry the area.

It’s also a good idea to look around the foundation for cracks or leaks and make sure your gutters and downspouts are directing water away from the home. Another common issue people overlook is grading. The ground around your home should slope away from the foundation. When the grading slopes toward the house, rainwater can easily drain back toward the basement.

Heavy rain like we had overnight is a reminder of how important proper drainage, sump pump maintenance, and grading are when it comes to protecting your home.
