The final walk-through is your last line of defense before the deal is done.
Here’s why it really matters:
1. Make sure the home is in the same condition
You’re confirming the property hasn’t changed since the inspection/appraisal. No new damage, no surprises.
2. Verify agreed-upon repairs were completed
If the seller agreed to repairs, this is when you check they were actually done — and done reasonably well.
3. Confirm the home is vacant (unless otherwise agreed)
You want to be sure the seller has moved out, taken their belongings, and left the home broom-clean if that’s in the contract.
4. Check that everything included is still there
Appliances, fixtures, light fixtures, garage door openers — anything that was supposed to stay should still be present.
5. Catch issues before money changes hands
Once you close, leverage is gone. If something’s wrong, it’s much easier to address before signing than after.
6. Peace of mind
For buyers especially, it’s a confidence check. You’re about to sign a lot of documents — this helps you do it feeling good.
That’s why final walk-throughs usually happen 24–48 hours before closing (or even the morning of). It’s not just a formality — it’s protection.
