๐Ÿก Mid-Michigan Weekly Market Snapshot: June 13 โ€“ 19

In Hemlock, two new listings hit the market this week: a 5-acre country home priced at $515K and a 3-bedroom ranch on a half-acre lot priced at $205K. Inventory held steady at 8 active homes (avg. $422K, median $405K), while only three are priced below $300K. One home went pending: a 3-bedroom ranch on 2 acres listed at $320K after roughly a month on market and a modest price adjustment. There are now 5 pendings (avg. $290K), though most are concentrated between $160K and $320K. Two homes closed this week, both finding buyers in less than a week and selling above asking price. One sold for nearly $7K over ask despite concessions, while the other closed nearly $20K over ask with no concessions. Well-priced and well-positioned homes are attracting serious competition in Hemlock's niche housing market.

Across the Tri-Cities (Saginaw, Bay, Midland), momentum remained strong with 119 new listings, 110 pendings, and 97 closings. Homes sold for an average of $230K (98.7% of list price) with less than a month on market. These are excellent numbers for both buyers and sellers, showing a market that remains active and healthy heading deeper into summer.

Activity accelerated as well in Central Michigan (Clare, Isabella, Gratiot) with 55 new listings, 30 pendings, and 50 closings. Homes sold for an average of $214K (98.6% of list price) with 35 days on market.

But just like last week.... don't let the red arrows fool you!

When you zoom out and look at the bigger picture, buyers are still showing up, and sellers across Mid-Michigan (especially in the Tri-Cities) remain in a strong position.

Week-to-week fluctuations are normal. Here's the big picture:
Buyers are still active, homes are still selling, new listings are coming in at a healthy pace, and sellers (especially in the Tri-Cities market) remain in a very strong position.

In Hemlock, no new listings hit the market this week, reducing inventory to just 8 active homes (avg. $438K, median $407K), with only two priced below $300K. Two homes went pending: a 10-acre property priced above $500K that found a buyer after 35 days, and a fixer-upper on 1.6 acres priced at $160K that secured a buyer in just one week. There are now 6 pendings (avg. $260K), with five priced below $300K. Two homes closed this week in the Gratiot Wooded Acres subdivision. Both spent less than a week on the market before going under contract, and sold above asking price with no apparent seller concessions. The bottom line: well-priced, well-positioned homes are attracting buyers regardless of price range.

Across the Tri-Cities (Saginaw, Bay, Midland), the market continued its strong performance with 100 new listings, 96 pendings, and 81 closings. Homes sold for an average of $249K (99.2% of list price) with only 19 days on market. Those are outstanding seller metrics, highlighting a market where buyers remain active and quality listings are moving quickly.

In Central Michigan (Clare, Isabella, Gratiot), activity remained steady with 40 new listings, 23 pendings, and 21 closings. Homes sold for an average of $281K (96.2% of list price) with 46 days on market. A sale above $1.3 million boosted average sale prices this week. Without that outlier accounted for, most activity was concentrated in the low-to-mid $200K range.
