๐ก Mid-Michigan Weekly Market Snapshot: June 13 โ 19
In Hemlock, two new listings hit the market this week: a 5-acre country home priced at $515K and a 3-bedroom ranch on a half-acre lot priced at $205K. Inventory held steady at 8 active homes (avg. $422K, median $405K), while only three are priced below $300K. One home went pending: a 3-bedroom ranch on 2 acres listed at $320K after roughly a month on market and a modest price adjustment. There are now 5 pendings (avg. $290K), though most are concentrated between $160K and $320K. Two homes closed this week, both finding buyers in less than a week and selling above asking price. One sold for nearly $7K over ask despite concessions, while the other closed nearly $20K over ask with no concessions. Well-priced and well-positioned homes are attracting serious competition in Hemlock's niche housing market.
Across the Tri-Cities (Saginaw, Bay, Midland), momentum remained strong with 119 new listings, 110 pendings, and 97 closings. Homes sold for an average of $230K (98.7% of list price) with less than a month on market. These are excellent numbers for both buyers and sellers, showing a market that remains active and healthy heading deeper into summer.
Activity accelerated as well in Central Michigan (Clare, Isabella, Gratiot) with 55 new listings, 30 pendings, and 50 closings. Homes sold for an average of $214K (98.6% of list price) with 35 days on market.
But just like last week.... don't let the red arrows fool you!
When you zoom out and look at the bigger picture, buyers are still showing up, and sellers across Mid-Michigan (especially in the Tri-Cities) remain in a strong position.
