Susan and I finally made it to Mangos in Bay City! 🌮

We’d heard some mixed reviews, but we really enjoyed the food, atmosphere, and our time there.

Stay tuned until the end for an important tip! 😂

Let’s just say I got a little too curious about how those bottom-fill b**r glasses work…and learned my lesson pretty quickly. 🤦‍♂️

A home is listed at $200,000… so should you automatically offer less? Not always. There’s a lot more that goes into a smart offer than just picking a lower number.

Recent sales, condition, time on the market, and competition all matter. My job is to help you look at the whole picture so you can make an informed decision instead of just guessing.

And yes… I’m still cruising around in my luxury recovery chair. 😎

We had a great time at Recovery by the Bay this past Saturday at Wenonah Park!

It was great seeing so many people come out to enjoy the vendors, live bands, beautiful weather, and plenty of fun — including seeing the mayor take a turn in the dunk tank! 😂

I really enjoyed spending the day at my Keller Williams tent, answering real estate questions, talking with people from our community, and meeting some new friends along the way.

Events like this are another reminder of what makes Bay City such a great community. It was wonderful seeing Wenonah Park filled with people coming together, supporting a great event, and simply enjoying the day.

Clear to Close… So Is the House Mine Yet? 🏡😂

Clear to close” sounds like you’re completely done… but not quite! 😂

It means your lender has finished reviewing everything and you’re ready for the closing table — but the house isn’t officially yours until closing is complete.

And this is definitely NOT the time to celebrate by financing a new car, furniture, or anything else. 🚗🛋️💳

Right before closing, boring is good!

Bay City has a lot of great areas, but these are three places I never get tired of seeing.

First, downtown Bay City — there’s always something going on, and it has that classic Bay City feel.

Then Uptown Bay City. Great shops, restaurants, events, and a lot of energy.

And Midland Street. It has its own personality, with local businesses, restaurants, and a fun vibe.

The seller has accepted an offer, but the deal still has conditions that need to be completed. Depending on the situation, showings or backup offers may still be possible.

Think of it as: the house is dating someone, but they’re not married yet. 😂
