People relocating to Florida, biggest mistakes I see as a Realtor
I work with a lot of out-of-state buyers, and there are a few patterns that come up over and over that can cost you time, money, or the right home if you’re not careful:
1. Not understanding insurance before making offers
Florida insurance is very different from most states. Roof age, home age, location, and prior claims can all impact your premium. I’ve seen buyers fall in love with a home, then realize the insurance makes the deal no longer make sense.
2. Ignoring flood zones
Flood zones don’t always mean a home has flooded before, but they can affect insurance costs and lending requirements. This is something you want to evaluate early, not after you’re under contract.
3. Waiting too long to get pre-approved
Homes can move quickly depending on the area and price point. Without a pre-approval, you’re at a disadvantage when it comes time to make a strong offer.
4. Focusing only on purchase price instead of total monthly payment
Taxes, insurance, HOA/CDD fees, and interest rates all play a role. Two homes at the same price can have very different monthly costs.
5. Assuming new construction is always the better deal
New builds can be great, but they’re not always the best option depending on pricing, timelines, and incentives. It’s important to compare resale vs new construction with a full picture.
6. Going directly to builders without representation
Builder reps work for the builder. Having your own agent helps you understand the contract, incentives, and what you can negotiate.
7. Not having a clear relocation plan
The smoothest moves happen when buyers have a strategy before they arrive — understanding areas, narrowing down criteria, and having a game plan for tours and offers.
