You've found the home.
Your offer is accepted.
Then someone says:
"We need the earnest money deposit."
Wait... what is that?
Earnest money is generally a deposit that can demonstrate a buyer's commitment to the purchase under the terms of the contract.
Depending on the transaction, it may later be credited toward certain amounts due at closing.
But here's the important part:
The contract controls the terms.
How the deposit is handled, when it may be refundable, and what happens if the transaction doesn't move forward can depend on the specific agreement and circumstances.
If you're buying a home, make sure you understand the terms before putting money down.
When in doubt, ask your Realtor or appropriate professional to explain the contract provisions.

The Loan Estimate provides important information about the proposed mortgage, including items such as:

• Estimated cash to close
• Loan terms
Don't just look at the bottom-line number.
