No property taxes in Florida?!?

A few key points the Governor mentioned:

• Florida tax revenue was around $32B in 2019
• Today it’s closer to $60B
• Projections estimate around $83B by 2031

And the majority of property tax revenue (almost 70%!!) is coming from non-homesteaded properties such as:

• second homes
• investment properties
• commercial properties

With those numbers in mind, I can understand why he believes it may be possible.

However, one important thing people need to understand is that property taxes are handled at the LOCAL level, not the state level… so accomplishing something like this would definitely be complex.

Personally, I just think it’s a fascinating topic because of how much it could impact affordability and homeowners across Florida.

Unpopular opinion… indoor-outdoor living isn’t just a bonus feature in a home, it completely changes the way you live here in northeast Florida!

One of the things I love most about living here is that you can enjoy your outdoor space almost year-round.

My husband was away for work last night, so I decided to make a whole evening out of being home alone.

Poured a glass of wine, made a delicious dinner outdoors, turned on the TV, and enjoyed what u call a perfect night.

Just something special about a simple night spent on the lanai! So many days of the year, we keep our slider open and just enjoy the added living space that’s seamless and has truly made our under 2600 square foot house so much bigger!

If you’re ready to make Northeast Florida your home and enjoy that indoor outdoor living almost a year around, give me a shout!

Love serving those that served our country!! 🇺🇸🫡

One of my favorite parts of real estate is getting to walk alongside people in all different seasons of life. Today I had the privilege of helping a retired Navy veteran purchase a home.

I should probably keep this one a secret… but I can’t.

17 King is officially our new favorite date night spot.

We had the best meal there, and my husband said the ribeye was the best steak he’s ever had at a restaurant. I had the chili oil shrimp, and it was absolutely delicious. Everything was done so well—elevated, flavorful, and just a really great experience from start to finish.

Their grand opening is May 1, and trust me… this is one restaurant you do not want to miss.

Still thinking about yesterday—what a turnout.

Thank you to everyone who came out to the BBQ… it was so good seeing so many familiar faces and making new connections.

And the datil pepper BBQ sauce? A true St. Augustine staple—and definitely a hit.

Inspections aren’t about getting a “perfect house”… they’re about making a smart, informed decision.

And this is where I see a lot of buyers unintentionally hurt their own position.

Here’s what I mean:

• Not everything on an inspection report should be fixed
Most of our contracts here are As-Is, which for the most part means exactly that. When buyers come in asking for everything to be addressed, it can weaken their position—or worse, cost them the contract altogether.
The key is knowing what actually matters and where you have leverage.

• Repairs vs. credits is a strategy decision
In many cases, if a home can be properly insured, credits can be the stronger play. It allows buyers to control who does the work and how it’s done—rather than inheriting rushed or lowest-cost repairs from a seller who’s on their way out.
But again, this isn’t a blanket rule. It’s situational.

• The big picture matters more than the list
No home—new construction or resale—is going to come back with a “perfect” inspection. The question isn’t whether issues exist… it’s whether the price already reflects them.
Sometimes the right move isn’t negotiating harder—it’s recognizing when you already have a strong deal.

There’s a lot more nuance to this, especially when it comes to what can impact insurability and ultimately your ability to close.

That’s where having the right strategy—and the right representation—makes all the difference.
