Contrary to belief it’s still not a bad time to buy a house!

If you consider a few factors listed here as a home buyer.. it may change your thoughts on waiting out this market!

1- Purchasing power has returned to buyers: 💪

Contingencies, repair requests, and purchase price negotiability are all back in the favor of buyers in this market. You most likely will no longer need to waive inspection/due diligence contingencies, waive repair requests, or pay over listing price for a property in this market.

2- Interest rates probably aren’t going down: 📈

A lot of buyers are waiting out the home prices.. but while doing that run the risk of seeing interest rates hit close to 9%. Be aware of what high interest rates will do to your monthly payment.

3- There’s still a growing amount of inventory:🏡

There’s a more normal flow of inventory in this market, with less chances of being stuck in a bidding war for properties! Buyers can be more calculated in this market, instead of feeling like they must jump on a property the first few minutes it’s active! (Although I ALWAYS suggest jumping on a house as quick as possible! 😉)

This was an interesting article I found about buying a home in this market.. the big question is… is it still worth it?? Short answer, absolutely!! ✅📈🏡

“While the Federal Reserve is working hard to bring down inflation, the latest data shows the inflation rate is still high, remaining around 8%. This news impacted the stock market and added fuel to the fire for conversations about a recession.

You’re likely feeling the impact in your day-to-day life as you watch the cost of goods and services climb. The pinch it’s creating on your wallet and the looming economic uncertainty may leave you wondering: “should I still buy a home right now?” If that question is top of mind for you, here’s what you need to know.

Homeownership Is Historically a Great Hedge Against Inflation
In an inflationary economy, prices rise across the board. Historically, homeownership is a great hedge against those rising costs because you can lock in what’s likely your largest monthly payment (your mortgage) for the duration of your loan. That helps stabilize some of your monthly expenses. James Royal, Senior Wealth Management Reporter at Bankrate, explains:

“A fixed-rate mortgage allows you to maintain the biggest portion of housing expenses at the same payment. Sure, property taxes will rise and other expenses may creep up, but your monthly housing payment remains the same.”

And with rents being as high as they are, the ability to stabilize your monthly payments and protect yourself from future rent hikes may be even more important. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), explains what happened to rents in the latest inflation report:

“Inflation refuses to budge. In September, consumer prices rose by 8.2%. Rents rose by 7.2%, the highest pace in 40 years.”

When you rent, your monthly payment is determined by your lease, which typically renews on an annual basis. With inflation high, your landlord may be more likely to increase your payments to offset the impact of inflation. That may be part of the reason why a survey from realtor.com shows 72% of landlords said they plan to raise the rent on one or more of their properties in the next year.

Becoming a homeowner, if you’re ready and able to do so, can provide lasting stability and a reliable shelter in times of economic uncertainty.

The interest rates and prices have buyers a little apprehensive about buying. I can assure you though “waiting for the market to correct” could cost you a lot of time and money. 📉

Right now certain advantages have shifted back to the buyers. In the last 2 months contingencies have returned, with 95% of buyers requesting inspections, and 67% of buyers requesting repairs based on findings in those inspections. Sellers are also more willing to pay closing costs for buyers as well, with 32% of sellers paying some or all of the buyers closing costs in the last 2 months.

Overall negotiation power has returned to buyers which is great! Don’t wait, it’s still a great time to buy. ✅📈
