We took real estate questions to the SCT Pickleball Event and asked the agents. They did better than they think. 🏓😄

Question 1: Who pays for title insurance in Florida?
"The seller." — In most Florida counties the seller does pay for the Owner's Title Policy. But the buyer typically pays for the Lender's Policy separately. So both parties are actually paying for a piece of it. 👏

Question 2: What is an HOA estoppel?
"It verifies there are no liens on the property." — Close! An HOA estoppel is actually a certified letter from the HOA confirming exactly what the seller owes in dues, fees, and any outstanding violations at the time of closing. When a homeowner falls behind on HOA dues, fees, or assessments, the HOA has the legal right in Florida to place a lien on the property for the unpaid amount. That lien attaches to the title and must be paid off before or at closing or it transfers to the new owner. 🙌

Question 3: How many days does a buyer have to cancel during the inspection period?
"That's negotiable but normally 7 to 15 days." — Correct! In Florida it is written into the contract and most commonly falls in that range. 100% right. ✅

Question 4: Can wire instructions be sent by email?
"No, they go through a secure portal." — Absolutely correct. At Southern Capital Title we use ClosingLock, an encrypted secure portal, so wire instructions never touch an email inbox. This one could save someone thousands of dollars. ✅
