Unpopular opinion among other Realtors but.. have a mentioned I have a love-hate relationship with new builds? Love them because they offer homebuyers GREAT incentives. But also, they suck up all of our beautiful land in St. Augustine, Florida. How bout we pump up the resale buyer incentives to, I don’t know, possibly MATCH the new construction incentives if possible? Just a thought. Anywho here’s what we did in support of wetland conservation ⬇️

The Clay County Banquet did not disappoint 💃🏽 Raffles for guns, knives and other cool stuff, amazing dinner and drinks, meeting new people, Live and silent auctions! My husband and I scored a big ass Yeti cooler, a leather duffle bag set, knives and hats. Whoop whoop!

Fix these things before anyone steps foot inside for a home tour 👩🏽‍⚖️

Buyers instantly notice the smell 🧐 Pet odors, mildew/mustiness, smoke and strong air fresheners can REALLY turn buyers off. Do a good deep-clean and open the windows to air that B out. Don’t try to cover it with air fresheners- that’ll only make them think “what are they hiding?”

Buyers notice lighting 💡 Open the blinds, replace the bulbs with warm lights, try to brighten up the kitchen. A bright house automatically feels more expensive and lux 💅🏽

Buyers notice how icky or clean a home is. Get a cleaning company in there if need-be. A clean home is a good sign the major things (appliances, etc.) are also well cared for.

Buyers notice if they can SEE themselves living there. Remove all family photos and personal do-dads off the shelves and walls. Allow them space to see themselves living there, not just the ghost of you 👻 👀

UPDATE, we have a pending application

Rodney gave it his all today meeting potential adopters… and now he is officially exhausted. 😴💙
He was such a good boy at the event, soaking up attention and showing off his sweet personality—but sadly, no one took him home today.
We know his perfect match is out there somewhere. Until then, Rodney will keep dreaming of his forever family (and maybe a cozy couch to crash on after long days like this). 🐾

She moved here for college, and is now working her butt off full-time 💪🏾 She wanted something close to the beach and work .. and she got it 👏🏾 I’m stoked she’ll get to experience the beach life here in St. Augustine, Florida ☀️
