Florida’s housing market is showing signs of momentum: sales are rising, inventory is tightening and luxury sales are surging. Are buyers coming back even without lower mortgage rates? Yes they are! We have a great, free state and people love it here. Plus more than 70% of homeowners have substantial equity in their homes to sell, and this takes some pressure off. Hang in there!

So happy to complete the sale of 2100 Vista Cove, a beautiful river front condo - oh so private and lovely - a happy seller! A happy buyer! A wonderful Realtor, Jen Bochis, from Watson Realty made the process easy for all. Vista Cove is a great place to live and I hope you'll come visit soon!

Thanks to you, more than $2.3 million was raised for the Aflac Cancer and Blood Disorders Center. Thank you for being a part of the hope and healing of the more than 10,000 patients we treated last year alone. Your generosity enables us to care for every child who walks through our doors.

What a joy and great experience to join my Berkshire Hathaway HomeServices friends earlier this year at Epping Forest for two days of training with the Institute for Luxury Home Marketing. Our instructor, Tami Simms, was the best - two days flew by! We learned so much about luxury homes in this luxurious old home.

Epping Forest is an escape from everyday life, a step back in time, where world leaders and generations of industry legends have come to connect for business and pleasure with luxurious amenities and world-class service.

Nestled on the banks of Florida's St. Johns River, Epping Forest has been a Jacksonville landmark for close to a century. Epping Forest is a Florida landmark, rich in history, charm, and grace. It is listed in the National Register of Historic Sites, and is significant architecturally for its structure and landscaping. In many ways Epping Forest represents much that is Florida, and parallels the evolution of business in the region.

Alfred I. duPont and his wife, Jessie Ball duPont, moved their legal residence to Florida from their palatial home in Wilmington, Delaware, known as "Nemours". They purchased 58 acres on the St. Johns River and built their home with a mixture of Gothic, Spanish Renaissance and Baroque influences throughout the design. They called it "Epping Forest" after a small town in England which was the ancestral family home of Jessie Ball.

The Mansion at Epping Forest has hosted several powerful worldwide leaders throughout its history to include the Vanderbilt Family, the Carnegie Family, Ambassador Zahedi of Iran, Princess Lila Merian of Morocco, The Biltmore's, President Gerald Ford, President Anwar Sadat of Egypt and former Vice President Mike Pence. Major political leaders, heads of state, and the captains of American industry have all visited Epping Forest.

Still here through the heat? So are we! ☀️🏡

We know summer in St. Augustine means pool days, beach trips, and iced everything — and honestly, we're right there with you. But if a move is on your mind, don't count yourself out just because it's hot outside.

Summer buyers and sellers tend to be some of the most genuine, ready-to-go folks we work with. Less noise, more room to breathe, and real conversations that lead to real results.

So enjoy your shade and your cold drink. And when you're ready to talk, we'll be here — no rush, no pressure. 😊

Just say the word.
