Before you buy more decor, take a photo.

Preparing a Northeast Florida home for sale? Stand in a doorway, photograph the room, and look at what catches your eye first. That is a useful place to start your staging plan.

NAR’s consumer guide recommends taking pictures and reviewing what stands out. Its suggestions also include packing away personal items and removing bulky furniture that makes a room harder to navigate.

Start with what you can clear, clean or rearrange. Then decide whether anything needs adding.

The aim is to show the room—not your entire shopping history.

Give the trunk some space.

If you’re tidying a Northeast Florida yard this weekend, check where the mulch meets your trees before adding another bag.

UF/IFAS advises keeping mulch away from the base: piling it against the trunk traps moisture and can encourage rot. A flat mulched area with the trunk base left clear is the idea—not a mound climbing the bark.

For established trees, its installation guide recommends a 2- to 3-inch layer, with mulch about a foot away from the base of large plants and trees.

A neat yard does not need a mulch mountain.

The rate gets the headline. The rest of the Loan Estimate deserves a read.

Buying in Northeast Florida? Put competing offers side by side and check the loan amount and type, total monthly payment, upfront loan costs, lender credits and cash needed at closing.

A lower estimate for taxes or insurance does not make a lender cheaper; those costs are not set by the lender. Ask why the assumptions differ.

Also check whether the rate is locked. A Loan Estimate does not automatically mean it is.

Before choosing, ask your loan officer to explain the differences you cannot account for.

A neighborhood issue needs the right inbox.

For non-emergency public-property concerns, St. Johns County offers SJC Connect: an app and a browser portal for requests such as drainage, roads and parks. Add the location and details; photos are optional.

Check jurisdiction first. The county says this route excludes the cities of St. Augustine and St. Augustine Beach, plus state rights-of-way. Private-property concerns use a different county system.

Bookmark the official page before you need it. A useful address belongs in your home folder just as much as a useful phone number.
