🗝️Founded on September 8, 1565, St. Augustine is the oldest continuously occupied settlement of European and African American origin in the United States. The city was established 42 years before Jamestown and 55 years before the Pilgrims arrived at Plymouth Rock.

Founded by Spanish Admiral Pedro Menéndez de Avilés, he chose the colony’s name because he spotted land from his ship on August 28, the feast day of Saint Augustine of Hippo.

Most people know St. Augustine as America's oldest city, but far fewer know about the group of Mediterranean families who quite literally walked their way into its history. 🌿 In 1768 a Scottish doctor named Andrew Turnbull recruited around 1,400 people from the island of Menorca, along with families from Greece, Italy, and Corsica, and brought them to a new plantation colony he called New Smyrna on Florida's Atlantic coast.

What they were promised and what they found turned out to be two very different things. Disease, brutal labor, and hunger took a terrible toll over nine long years. 🕯️ Finally the survivors, only about 600 of them, made the roughly 70 mile walk north to St. Augustine, where they were granted their freedom and started over. Their descendants never left.

To this day the Minorcan community is woven right into the soul of St. Augustine, from the fiery little datil pepper they still grow to the Minorcan clam chowder simmering in local kitchens. It is one of the oldest immigrant stories in the whole country, and it is still very much alive today. Have you ever tasted a datil pepper or a bowl of Minorcan chowder down in St. Augustine?

🏡 Today’s Real Estate Market Requires Realistic Expectations

Whether you’re buying or selling, today’s market is all about being informed and realistic.

Buyers—it’s important to understand that while there are opportunities, the perfect home at yesterday’s prices may no longer be available. Being prepared, pre-approved, and ready to make a strong offer can make all the difference.

Sellers—the market is always changing. Pricing your home correctly from the start is one of the most important factors in attracting qualified buyers and achieving a successful sale. Overpricing often leads to longer days on the market, fewer showings, and ultimately price reductions.

Real estate is about strategy, timing, and working with current market conditions—not the market from a year ago. When buyers and sellers approach the process with realistic expectations, everyone has a better opportunity for a successful transaction.

If you’re thinking about buying or selling, I’d be happy to help you understand today’s market and develop the right strategy for your goals.
