Weekly pending home sales just hit 79,220, up from 74,212 this same week last year.

Here are some takeaways from Logan Mohtashami's weekly housing market tracker:

Pending home sales are sitting at multi-year highs.

Mortgage spreads remain improved near 1.96%, helping keep rates under 7%.

Inventory rose to 767,132 homes, a multi-year high... but year-over-year inventory growth has slowed to just 1.49% after peaking near 33% last year.

New listings came in at 80,803, right in the normal seasonal range.

Price cuts dropped to 36.06%, down from 37% a year ago.

This mid-April window hits the sweet spot of high demand, low competition, and faster sales. Homes listed this week historically see:

Higher sale prices - 1.3% above the yearly weekly average, ~$5,300 more than a typical week, and $26,000 above January.

More buyer attention - 16.7% more views per listing. Buyers are active, motivated, and ready to move.

Faster sales - 17% quicker than average, about 9 days off the market.

Less competition - 11.9% fewer sellers listing, meaning your home stands out.

Fewer price cuts - historically 18.9% fewer reductions, so sellers keep more value.
